Rossmoyne most in-demand local suburb

ROSSMOYNE is the most sought-after location for home hunters in the Canning Gazette area, new data has revealed.

Realestate.com.au figures show buyer interest in houses for sale in the riverside suburb is high, with each property getting around 1390 online views – more than triple the WA median in the six months to June 30.

However, buying into the popular locale doesn’t come cheap; its median price for all dwelling types is $1.05 million.

The more affordable suburbs of Willetton and Riverton rounded out the top three for searches, with properties in the areas notching up about 1329 and 1033 visits respectively.

Top Realty director Raymond Chen said the data showed properties in Rossmoyne and the surrounding suburbs continued to receive strong and resilient buyer interest even in a low market.

He said Rossmoyne was consistently popular with house hunters due to location, price and amenity.

“It is a premium riverside suburb that has properties for sale at a fraction of the price one would have to fork out for a comparable property in nearby suburbs such as Applecross and Mt Pleasant,” Mr Chen said.

“The suburb also has an added advantage of being in one of the top ranked high school zones, namely Rossmoyne Senior High School, and in the outstanding Rossmoyne Primary School zone.

“Buyers also appreciate that the suburb is conveniently located close to Leach Highway, Kwinana Freeway and airport, and has a relatively lower crime rate.”

Mr Chen said there was high demand for properties on the foreshore with uninterrupted river views, homes close to the river, subdividable blocks and old houses on green title blocks ready for demolition and rebuild.

“Buyers wanting to downsize in the suburb are showing interest in smaller properties,” he said.

The typical buyer seeking to move to the area was young families wanting to upgrade to a premium suburb.

“They typically have school-age kids and want to be in the Rossmoyne Senior High School zone,” he said. “There are also new migrants from countries such as China, Malaysia, Singapore and India who prefer the suburb.

Mr Chen said homeowners struggling to sell should consider if their property was priced realistically and well presented, as well as engage a local Reiwa sales representative who is familiar with the area.
